The Buying Process

1. Deciding

We will confirm that it is the right time for you to buy. If the right property is available at the right price, are you ready to buy now? 

2. Financial Considerations

Talk to a financial advisor to establish your affordable price range. Find out about your mortgage options before you start looking. There’s nothing more frustrating than falling in love with a home, only to find out you can’t afford it. Pre-qualifying for a mortgage is the best way to determine how much you can afford. 

3. Your Property Wish List

I will meet with you and your family to understand your real estate needs and wants (type of home & condition, lot size, parking spaces, room size requirements, location/neighbourhood, price range, nearby schools, timeline, re-sale consideration, etc.).

4. Home Search 

After we understand your needs, I will help you seek out potential homes and properties that meet your requirements as they become available. I will then make the necessary arrangements for you to see your properties of interest.

5. Home Inspections

If you elect to have one, a home inspection can protect you and your investment. A qualified home inspector will give your property a thorough examination, checking the heating and cooling system, plumbing and electrical systems, the roof, attic, walls, ceilings, floors, windows, doors, foundation, basement, and visible structures of the home.

6. Making An Offer

Once we find your desired property, I will prepare an offer for you. This key document must cover all important details and you will submit a deposit with the offer. 7. Closing 

Once there is a signed agreement, I will help you satisfy any conditions and take care of the paperwork required to “firm” the deal. Your lawyer does all the things necessary to prepare for the closing of the transaction. Congratulations! You’ve just bought a home! 

Closing Checklist: 

  • Final Home walkthrough 
  • Ensure banking details are in order
  • Make an appointment with your Lawyer 
  • Book a moving company 
  • Co-ordinate transfer of utilities to your name
  • Purchase property insurance 

Making an Offer

This step is initiated by your instructions to me that you are interested and ready to make an offer to purchase. An offer is prepared in writing on a standard form and presented to the selling party, accompanied by a deposit. 

An Offer Includes the Following Details:

  • Legal names of Buyers & Sellers 
  • Legal Description of the property o Offer Price
  • Deposit amount
  • List of conditions 
  • List of requested fixture inclusions 
  • Closing/occupancy date

  • Asking price
  • Condition of property
  • Current market conditions 
  • Comparable Sales
  • Home improvements
  • Seller motivation
  • Buyer motivation
  • Multiple Offers
  • Determining a ‘fair’ price

Once your offer to purchase has been drafted, it will be presented to the seller as soon as possible. The seller can accept your offer, reject it, or make a counter offer. 

Acceptance 

An accepted offer means the seller has agreed to all the terms and conditions exactly as set forth in your offer to purchase. 

Rejection

A rejected offer means the seller did not agree with any of the terms and conditions set forth in your offer to purchase. 

Counter offer 

A counter offer means the seller agrees with some of the terms and conditions of your offer, but not all of them. The seller then makes a counter offer that may change the price, the closing date, or add or delete conditions. Once you have received a counter offer you have two choices. You can accept the new terms and conditions or reject them. If you reject them, you can choose to start the whole process over again. 

Once the buyer and seller agree on all terms, have waived conditions and provided the necessary signatures, an agreement is in place.
